The IAA Cavity Extraction & Remediation Certification Scheme

As the leading Cavity Wall Insulation guarantee provider, The IAA is aware that in certain very limited circumstances extraction of existing insulation, clearance of the cavity and remedial works may be required including re-treatment and re-injection.

Where such work is the result of a defect in materials or workmanship of the original installation, then this is normally completed by The IAA under the Terms and Condition of the guarantee. This is not the case where there is no current guarantee, extraction is required due to building maintenance issues or as a result of natural occurrences such as flooding.

Cavity Extraction & ECO4

Phase 4 of the Energy Company Obligation (ECO4) recognises that cavity works may be necessary prior to treatment and under the Building Fabric Repairs uplift qualifying cavity extraction, remediation or enabling works may be eligible for funding where justified by a Chartered Surveyor and the work is carried out in accordance with relevant standards.

Quality

The IAA Cavity Extraction and Remediation Certification Scheme is a quality process which has been developed in consultation with the industry and ensures that cavity extraction and remediation is completed to the required standard by trained and qualified Technicians and work is subject to onsite surveillance by The IAA.

Contractors are responsible for ensuring that the works are completed to a high standard and meets with customer satisfaction and The IAA Scheme requirement. Accreditation demonstrates member contractor’s commitment to quality and ensuring that work is ‘right first time’.

Please note where sub-contractors are used by a contractor then under the scheme the contractor is responsible for ensuring sub-contractors have the appropriate procedures and are competent to complete the work in accordance The IAA Cavity Extraction and Remediation Certification Scheme requirements.

Costs

The scheme is now open to applications from both members and non-members. Annual certification cost for IAA Members is £300 (plus VAT) and annual certification cost for non-members is £1,000 (plus VAT). There is a requirement for 5% surveillance of all extractions works with a cost of £250 (plus VAT) per surveillance visits required.

The IAA Cavity Extraction and Remediation Certification Accreditation Scheme is intended to give clients and funders confidence that by using an IAA Accredited Extraction and Remediation Certification contractor they can be sure that the company has been assessed by The IAA and that work is completed according to strict requirements. Furthermore, work is subject to onsite surveillance by The IAA and results in the award of an IAA Cavity Clearance and Remediation Certificate confirming that existing insulation and removable debris has been fully extracted.
